SURVEYORS are considered professionals doing an important job. Maybe some are really good at what they do. The general experience of mine however, in 3 different regions of the UK, is they are pretty awful at producing what a buyer might want. Perhaps less awful at producing what a seller may want, a bit. Three types of report: - Basic crap report - Inermediate, more detailed crap report - Expensive, detailed crap report, top end stuff. Buyer beware - caveat emptor - you take a keen interest yourself, the way their professional indemnity insurance is wired, no surveyor worth his or her salt would be caught out by someone actually being able to claim. You will be advised to get specialist reports until the cows come home. Those specialist reports lead you by the nose into more spending, before anything would cover you in a purchase gone wrong! It's another UK cartel, don't doubt it - take care, yourself is whom you can rely on, do the google work. Do the eye-work and the smell-work and the probing yourself, and ask people with similar properties in the area. Visit when you are NOT expected, walk around the property and area keeping your distance, especially at busy times of day. We all want someone to lift the massive responsibility - I am afraid no-one can do that! You learn to be self-reliant when buying property, stuff other people do and say, is to be questioned as to it's value, always. . .

I’m talking about referring to walking into a home and not liking the paint color. Or not liking the carpet. Or thinking the backsplash is ugly. Too many buyers get caught up in the small, easily changed details that they overlook the bigger picture and pass up an otherwise perfect house for something that can be changed out within a day or two for minimal effort. Anytime you’re checking out a property, look at 3 things: -The location. This is something you’re stuck with and can’t change, regardless of how much money you sink into the property. -The second is the floor plan. This CAN be fixed, but it’s just a matter of money. At a certain price, things just don’t make sense to fix - if you’re buying a property for $150,000 under market value, then maybe changing the floorpan can be justified. But if you’re buying at retail level and think the floorplan sucks, then maybe the house isn’t for you. -The third, like I mentioned, are cosmetic issues. These can easily be changed for very inexpensively, all things considered. Don’t get caught up here. The second thing to know is that when you see a property, it’s usually only during an hour in the day - sometimes a weekend afternoon, or a week day after work. But it’s important to understand wha the house is like throughout the day - sometimes what you could be a quiet weekend street is filled with back-to-back stop and go traffic during the week as everyone gets off work. The third is to consider neighbor noise and much like the first example, go there late at night or on weekends and see what the neighbors are like. Trust me on this one…while neighbors come and go, and chances are they won’t be noisy forever, at least have an idea what you’ll be getting into. Fourth thing to consider is commute times. Obviously this won’t matter if you’re buying an investment property, but for anyone else, figure out how long it’ll take you to get to and from work depending on traffic. Especially in Los Angeles, what could be a 15 minute drive at 2am might turn into an hour long commute at 6pm. Fifth, is to always get the home inspected - this is a common sense - I’ve never seen a home NOT be inspected, but I can’t stress the importance of this enough. Get the home inspected, and do as many inspections as you think will be necessary. Even if not to try to get a credit, but just to know what you’re getting into. Finally…as a 6th bonus tip for reading all the way through, because you’re the real MVP…don’t open up any lines of credit or buy anything expensive 6 months before getting your mortgage. The worst thing you can do right before getting a loan is to get yourself in debt or give the bank any reason not to give you the full amount promised. Always get the mortgage, first - then whatever you decide to do after that is on you. If a little water is getting in now, a lot of water may be getting in later. A good foundation is very important and also very expensive to fix. In general, it is good to have someone inspect the house and look at all the little details. Many people are able to get caught up in the overall picture and miss what may be hidden. If a deal seems too good to be true it usually is, so proceed with caution. This may be a great time to buy a house and there are many amazing deals but there are also a lot of people trying to get rid of their money pit houses. The law in Kentucky and Tennessee, demands that home sellers disclose information about wet basement or foundation problems, but foundation drainage and structural issues occur overtime and might not be immediately visible. That means that many times the sellers themselves aren't aware of the problems they have and therefore can't be held liable after the property is sold. If you are in the market for a new home or if you are a buyer's agent -- it's a good idea to keep an eye on some telltale signs of foundation problems before doing any negotiating. In this episode of HomePro, Dustin G., a System Design Specialist for Frontier Basement Systems, walks us through a home inspection, to show us how to detect some common signs of faulty foundation drainage, and structural issues occurring in cinderblock basement walls. This particular home had a significant water intrusion problem, with water getting in through the joint between the walls and the floor, and also seeping in through the concrete blocks. The water intrusion problem caused several layers of paint that the homeowner had previously applied to the walls, to bubble up and peel off. Due to poor drainage, the ground outside the home was oversaturated with water, causing severe swelling and exerting an enormous amount of pressure on the basement walls. This severe pressure caused the basement walls to crack and bow. Before you buy a home, always get a home inspector to look at the property first and if there is the slightest sign of leakage or structural damage in the basement, get help from a waterproofing or a foundation repair expert right away, because these problems always tend to get worse over time. It goes like this: Believe Nothing, Check Everything! When the buyer might listen from the vendor or the estate agent that everything is in order, please look for independent legal advise for peace of mind. Even when there is not an outstanding mortgage, when you are told that it measures x square meters, measure yourselves or through your own surveyor. When you hear saying the terrace, pool, storage, basement, bedroom is included in the deal, I might recommend you to check the plans and double check with your solicitor. Any reputable seller will be perfectly happy to have his offers checked by an independent lawyer. Spoken words do not count. Only pieces of paper count when a property is for sale. We all are aware of the presence of illegal urbanizations where unwary buyers end up having problems of unpaid taxes, unregistered title deeds, and difficulty in obtaining municipal services or building permission. Some properties are sold to buyers where many corners will have been cut to save costs both on the buyers side (not using an independent solicitor), and the builder or seller side. You could find the following problems: 1. Lack of bank guarantee on stage payments (off-plan) 2. Title deed and Cadastrer problems (non registerd deeds, different measures that do not match with real metres on the house and land, etc) 3. Lack of project and license for the house. 4. Lack of 10 years structural insurance certificate. 5. Lack of licence of first ocupation. 6. Undervalued title deeds. 7. Lack of bulletins. (certification for electricians and plumbers) 8. Infrastructure problems. We highly recommend you to employ an INDEPENDENT SOLICITOR who will be working only for you and look after your best interest. The right time to employ your lawyer is before you committ yourselve and pay any money out. The tax implications are very important and it is good for you to be aware prior to signing any document. Whether you buy an apartment or a villa, decide to rent a luxury villa, or just to buy an off plan property, do not forget to protect your money with the right and independent advise from your lawyer. Wood has been used for hundreds of years for siding, but it requires a lot of maintenance. In our area that is usually scraping and painting every 8 to 10 years. This is a substantial expense. In the 1980s compressed wood chip materials became popular but one of the most popular types, called LP siding, was made with a water soluble adhesive creating an expensive problem for thousands of home owners. One of the solutions for LP Siding problems is replacement with fiber cement siding. It can be made with the same appearance and it was advertised as being impervious to water. Unfortunately it is not. The most popular product we are aware of was "Hardie Plank" from the James Hardie company. Now the James Hardie company is the subject of class action lawsuit because it can fail when it gets wet. We don't know if the material in the video is manufactured by the James Hardie company or one of its competitors so that is why I refer to it as "Fiber Cement" or "Plank Type" sidng. Since you're watching this video and reading this right now, I'll assume your learning all the home buying tips you can and how to avoid home buying mistakes. If that's you, then you're in the right place to learn how to buy a house whether you're a first time home buyer or a home buying pro! Let your home buying lessons commence! Lessons learned from buying a house in this video include: 1. Mortgage Nuclear Meltdown! a. Did you know, on a conservative basis, roughly 33% of all escrows fall apart due to mortgage issues? Having the right local loan officer on your side and taking the time to get a mortgage pre approval upfront will spare you the drama! 2. Buyer Closing Costs generally range from 2%- 4% of the sales price of a home. Plan on your home buying closing costs averaging roughly 3%. a. Example: $300,000 sales price * 3% = $9,000 you need to be prepared to pay in addition to your down payment. b. Yes, your buyer closing costs are negotiable with a seller. But consider the seller has seller closing costs already and some sellers may or may not be willing to add some or all of your closing costs to their tab. 3. Negotiating home repairs with a seller may or may not go to plan so prepare your repair/ maintenance budget upfront. 4. How many times can I see the same house? In short, multiple visits ARE OK! a. Buying a house is big deal so let's get it right together. It is absolutely ok to view the same home multiple times before writing an offer. Just don't get crazy with wanting to see if everyday. It may be a bit stalkerish and creepy! If you like it, move forward and give it a try by writing a strong offer. b. Be sure to add this pro tip to your viewing homes checklist. 5. Talking to neighbors BEFORE buying a house is always a great idea. In addition to driving through the community before seeing the house to ensure it meets your livability requirements is very prudent and will help you find the area of town that's just right for you! a. By the way... this is another real estate pro tip to add to your viewing homes a home checklist. Scout the area before calling up your buyer agent to see a house. No matter how perfect the home might be for you, if the area is not to your liking then it's more than likely not going to work out. Of course, at the end of the day, the choice is yours! "My real estate investing question has to do with REO's. I have read that all REO's must first be listed in the MLS for three full days before any offers are considered, then I've read that they must stay 12 days for first time home buyers and then public entities. So investors do not have the first shot, only after 15 days. My question is, is this correct? And if so, how can realtors advertise? I will send you REO's before they hit the MLS. So that's my question." -- Joseph Ball Joe: With real estate owned properties, how it's determined on who they're going to sell it to is determined by the bank. HUD, VA, Fannie Mae, Freddie Mac, individual banks -- they all have different policies about how they sell their properties. You're probably talking about HUD or Fannie Mae. They make all of their foreclosures available to home owners first, especially with HUD and VA, because they want homeowners to live in these properties rather than investors to buy them, so they want to make those available. They put them on the market to those people first and then once they reach that deadline, they'll open them up to investors. They keep fluctuating on the times and we're always trying to bid on the first day they become available to investors if we're buying those properties for cash. So, that's one thing you have to look at. Joe: If you have a good realtor that you're working with that knows how to search for properties and you know the type of property that you're looking for, then you can put that criteria into the MLS and then when that property comes on the market, it'll show up. I have a really excellent lady who does that for me. She goes out and looks at the properties. She knows when we can bid on them. If they don't get bought by an individual, then we bid on them on that particular day, which is good. Joe: I've also heard stories (and I haven't done this personally) of nonprofits to where you can donate money to them and then the nonprofit can make an offer. I don't even know about the legality of that, but I have heard of people doing that as well. I choose not to do that because we have enough deals coming in to where I'm happy with what we have, but that might be another option for you if it's legal. So I hate to give you legal advice here because I don't know on that. Joe: REO's are designed for people who are going to buy properties and turn around and flip them. You have to pay cash for an REO. You're not going to be able to do them on terms. You're not going to be able to do rent to buy. You're not going to be able to buy these properties on terms at all, which means you have to have cash. Joe: I have cash -- not everyone who listens to this video has the kind of cash that I have to invest. If you do, great -- make sure you know what your exit strategy is on the property that you're buying because they're a lot harder to sell these days. So if you buy a property that you're going to fix, flip and then use that money to buyer another one and then fix and flip it, you better know that it takes longer to sell these properties and your profit margins are going to be smaller if you want to be able to move it. Joe: So keep your prices down so that you can sell it as quickly as possible, but also know that you're usually going to be dealing with an FHA buyer, which means they're going to do an appraisal. Appraisals are having a hard time coming in these days because if you're buying an REO, that means you bought it for a lot less than you're selling it for, so that might mean that the other lender is not going to make a loan on the property at the higher price because they see the comp that you bought it for $20,000-$40,000 less than what you're selling it for. Keep that in mind as you do this. Joe: I suggest that you buy properties and you buy them as rental properties and you put your money in good, solid passive investment properties. By the way, I sell passive investment properties. If you have cash to invest, I can get you 13-16% return on your investment on a turnkey package that's already been rehabbed, and that already has a tenant.... Don’t buy more house than you can afford I know that these tips may seem very obvious, but if all people looking to purchase a property followed this simple advice, then the U.S. would not have had the massive recession that it did beginning in 2006. The entire state of Nevada, and particularly Clark County were hit extremely hard by the real estate market falling out as hard as it did. It felt like economy of Southern Nevada had practically collapsed. There was double digit unemployment and double digit foreclosure rate. A lot of people had to short sell their home or just walked away. The banks and lending institutions simply had to foreclose on houses once the borrowers fell behind on payments because their variable interest rate adjusted to make the monthly payment too high. It didn’t make a different if you lived in Las Vegas, North Las Vegas, Henderson, NV, Mesquite, Pahrump or Boulder City. When the stock market began to crash in 2006 and finally reached its bottom in 2008, people all over country felt the financial pain. Southern Nevada was possibly the hardest hit local economy in America when the market began to go bad. The mentality of a lot of people in the Vegas area during the real estate boom was that the money would never stop coming in. There were a lot of people who used to make hundreds of dollars a day just working their regular job. I spoke with one security guard that worked three nights a week at a nightclub, and he was making $800 a night working in security! The guy was making over $100,000 a year working only three days a week at a nightclub on the strip. People on and off Las Vegas Blvd. were making so much money that they allowed their mentality to be “It doesn’t matter if I spend everything I earned today because I’ll just make it back tomorrow.” That economically ignorant mentality is the reason that so many people found themselves in serious financial problems when the economy went downhill. Once there were not as many people coming to Vegas on vacation to spend money and tip people, suddenly all of these people that were living paycheck to paycheck could no longer afford their monthly mortgage payment. They were underwater on their homes, and did not make good decisions with their income so that they would be able to handle the variable interest rate changing on their home loan. Whether you bought a condo, a high rise apartment, a town home, a multi-family home, or a single family home, you were likely owed more money on your home loan than it was worth. Homeowners all over Southern Nevada had negative equity in their home, and were struggling big time. Again, I know these tips seem like really basic advice for buying a home, but these fundamentals are really important to help you with the home buying process in Las Vegas. How can you know you're not buying a bad house? I recommend three steps to help you avoid buying a lemon of a house. Visual Inspection. As you are walking through a house, maybe at an open house or showing, look for clues that can tip you off to bigger issues. Small cracks in the walls, ceiling or floor could indicate foundation problems. Spots on the ceiling or marks down a wall could be from water damage. Dirty intake vents could mean the AC system hasnt' been properly taken care of and needs to be serviced. An overly dirty house could mean an owner hasn't taken good care of the home in general. None of these automatically mean there are issues but they can point to hidden issues or things you should have checked out. Check with your Insurance Agent. When you are getting a quote for homeowners insurance, your agent can usually pull a report that shows most claims the current seller has made. For claims that show up, you should check with the seller to verify how the problems were addressed. For example, if a home had water damage from a broken toilet that flooded a bathroom, how did the seller clean up and fix that issue? Your insurance agent can be a huge help. In the notes below is the info for an agent I recommend. Home Inspection. After you make an offer on a house and the seller accepts, you have what's called an "option period" to have the house inspected by professionals. General home inspections, termite inspections and foundation inspections are common. You can take their reports, go back to the seller and ask for them to fix certain things. If you can't agree on repairs, you can walk away from the deal and save most of your money. A healthy fear of buying a bad house is a good thing - it can make you careful and cautious.
